A roof inspector has flagged the roof as near or at end of life

When multiple of these apply, patching buys time rather than solving the problem. You will spend money on repeated repairs and still need a re-roof within a few years.

Signs a Repair Is Sufficient

A single isolated leak with a clear cause, such as a cracked tile, damaged flashing around a skylight, or a blocked valley

Storm damage affecting one section of the roof while the rest is in good condition

A few broken or displaced tiles on an otherwise sound roof

A minor leak at a penetration point such as a pipe or vent

Repairs are appropriate when the problem is contained and the surrounding roof structure is in good shape. A licensed roof plumber can tell you within a short inspection whether the issue is isolated or part of a larger pattern.
